The market is overheated

In class B offices, growth, according to her data, amounted to 1.8 percentage points, up to 12.8%.

In 2015, the number of vacant premises may grow up to 35% in class A and up to 15.5% in class B, predicts Konstantin Losyukov, director of office real estate at Knight Frank.

Offices are getting cheaper

Following the increase in vacancy, rental rates began to fall. According to the results of the third quarter of 2014, Moscow remained in the top five most expensive cities in the world in terms of rental prices in the Prime segment, and by the end of the year it moved straight to 12th place, says Khoroshilova. In a similar rating compiled by Cushman & Wakefield, Moscow took sixth place, dropping three positions over the year.

The average asking rental rate for Class A offices fell by 25% in 2014 to $590 sq. m per year (triple net - net rent without taking into account the operating costs of the tenant) and has reached its lowest level in the last ten years, says Losyukov.

According to Knight Frank, the rental rate for class A office space, denominated in rubles, was 30,144 rubles per sq. m. m per year, for class B offices - 17,150 rubles/sq. m per year (triple net).

Tenant Battle

The owners of the premises are doing everything possible to keep the tenant: they offer customers long rental holidays (12-18 months), are ready to finance the finishing themselves, fix the rate and rental rate for the first 2-3 years, and even compensate for penalties for early termination of the lease, lists Khoroshilov. In the fight for disappearing tenants, most business center owners have already switched to ruble rental rates, adds Vladimir Sergunin from Colliers.

The developer MR Group switched to rubles last year, confirms the company's marketing director Evgenia Starkova, while the cost per square meter is now comparable to last year's dollar rates before the fall of the ruble. “We used to offer rental rates in dollars, since construction loans are denominated in this currency, but at the end of 2014 we switched to rubles,” says Maria Belova, head of the rental and marketing department at Mebe Development. “We are also ready to furnish the premises for the tenant, in accordance with his terms of reference, including the cost of finishing in rental rate" she adds. Another way, according to Belova, is to split the area into small office blocks from 150 sq. m, which are also rented already finished.

“Today's tenant is not ready to enter the stage of transactions until the tower is fully commissioned,” says Maria Sergienko, director of the commercial real estate department at Capital Group. Rental rates are now formed for each client "individually". To attract tenants, Capital Group is ready to fix the exchange rate for a period of more than one year, indexing the rate to the level of inflation, independently carry out Finishing work and even partially offset their cost to the client. And only in rare cases, the owners prefer not to notice the crisis, fearing the deterioration of the pool of their tenants. For example, according to Millhouse spokesman John Mann, the company has not only not changed the rental rate, but is not going to make any "concessions" to tenants. White Gardens is a first-class business center, he explains. “We have a long-term view and we are ready to wait for good clients.”

Moscow is an exception

Knight Frank specialists have prepared an annual report on the investment preferences of the world's richest people, from which it follows that the volume of transactions in the global commercial real estate market grew by 7% last year and amounted to $619 billion. Of these, $307 billion was invested in office property, $161 billion - in trade, $81 billion - in warehouse, $64 billion - in hotel. According to the forecasts of the company's analysts, in 2015 the volume of investments in commercial real estate will grow to $657 billion, and by 2017 it will amount to $770 billion.

Approximately a quarter of transactions in the commercial real estate market (worth more than $150 billion) last year took place with the participation of private capital. The largest such deal was the purchase of a London skyscraper on Saint Mary Ax (in Russia it is known as "Cucumber"). The cost of this transaction amounted to $1.1 billion, Salfa Froup became the buyer. In Russia, the largest private transaction was the purchase of Pokrovsky Hills by the Quarter Investment Authority, its amount was $400 million.

In the elite residential real estate segment, prices in 2014 grew the most in New York (+18%, up to $28.3 thousand per 1 sq. m), in the Aspen ski resort in Colorado (+16%, $13.9 thousand . per 1 sq. m) and on the Indonesian island of Bali (+15%, $2.3 thousand per 1 sq. m), according to a Knight Frank report.
